Committing to an office fit-out of course means convincing the business that the money is justified.
The argument tends to come down to whether a better workspace delivers measurable returns.
The evidence is strongly aligned with investing. A 2025 report from facilities management company MITIE found that poorly designed and managed workplaces are costing the UK economy up to £71.4 billion in GDP each year.
UK workers lose over an hour a week on average to workplace frictions, like finding available meeting rooms, dealing with unreliable Wi-Fi and navigating dated or inefficient spaces.
Read on to learn how a well-planned workspace can deliver a surprising return on your investment.
Boost Workforce Productivity With a Great Fit-Out
The Leesman Index, one of the largest global datasets on workplace effectiveness, reports that 80% of employees say their physical environment has a meaningful impact on their productivity.
Research from Oxford University then found that employees who report being happy at work are 13% more productive than those who don’t.
Natural light alone has been linked to an 18% productivity improvement. Acoustic control, air quality, temperature and the availability of the right type of space for the right type of task all contribute.
From there, it all compounds. Even a modest productivity gain across a team of 50 people adds up to a substantial annual figure.
Staff Prefer Working in Quality Environments
Replacing an employee is very much known to be an expensive, productivity-sucking activity.
The MITIE research draws a direct line between workspace satisfaction and retention:
- 89% of employees who are happy with their physical workplace are also satisfied with their employer overall
- Among those unhappy with their environment, that figure drops to 23%
- Harvard Business Review research links wellness-focused office design to a 15% improvement in employee retention and a 20% reduction in stress-related absences
Workspace investment and productivity are linked, but workspace and retention are arguably more closely tied, which does often come as a surprise. Ultimately, comfort and wellbeing are hugely undersold in the retention context.
A well-designed workplace signals that the business takes its people seriously and that signal is visible to everyone who walks through the door, including candidates.
Recruiting is Easier With a Great Workspace
In a tight labour market, the workspace is part of the offer. Remember when Silicon Valley went crazy on building the best workspaces so they could compete for top tech talent in the early 2000s?
This still applies in various forms today. For businesses competing for the same candidates – particularly in professional services, technology, and creative sectors; the quality of the office is a tangible differentiator.
It’s something candidates see during the interview, and either confirms or undermines the impression the company is trying to make.
