Design and Build
We will always provide you with a totally integrated workspace solution, whether you want the whole interior fitted out or an expertly fitted mezzanine.
You will be provided with a fixed-price design & build solution so that you can be sure your vision will be delivered on time and within budget. To begin your design process, we will work closely with you to discover your brief. We will then carry out a free site survey. Our design department will then begin putting together a set of technical drawings to ensure the space is effectively and technically planned.
When drawing technical drawings, we use software called AutoCAD. With this software, we can produce plans, elevations, and section drawings which will then be used during the construction phase.
Andy, our head designer says “I listen to the clients brief and turn their ideas into a full set of working plans and elevations, making sure they comply with building regulations. I work closely with the contracts managers to ensure the buildability of the project and to ensure all time frames are met.”
If required, mood boards and 3D visualisations are then produced to help better visualise how the final design will look. From here, we can make amendments to suit. We feel that our upfront efforts in planning and design are unsurpassed in the industry and is one of the key reasons our projects run smoothly, on time, and to budget.

The design department work with a multitude of software programs. Vectorworks and Sketchup are used to create 3D visuals. Photoshop and Indesign are used to create design presentations.
Providing the correct light levels, ventilation, heating and cooling are paramount if you want your new factory mezzanine floor production area to maximise its production capacity, the solution can be as simple as installing additional windows or a roof fan to simply circulated air, whatever your specific requirement is you can be sure that Spaceway will find the solution.
More recently energy efficiency of lighting has become an issue with this type of project as businesses try to streamline energy bills and reduce maintenance costs. Spaceway have recently fitted some extensive LED lighting installations which have helped their customers to make these savings.

Accessibility
Access for goods to the factory mezzanine first floor can be provided by a simple pallet safety gate for your forklift truck to lift pallets to the first floor or automated conveyors and goods lift, whatever the materials or product you want to shift between floors there is a solution to meet your budget.
The mezzanine staircase design for fire escape and access can be specified as either a standard part ‘K’ design staircase or if required as a Part’M’ Building Regulations staircase so to meet the Disability Discrimination Act (DDA) regulations.
