This process starts by providing a fixed price design and build solution so that you can be sure that your vision will be delivered on time and to budget.
Our professional and detailed plans let you see how your new space will look, feel and operate so you can be absolutely sure what you are getting is right for you.
As part of this process we carry out a free site survey, and produce auto-CAD drawings for all projects showing the proposed layout.
On more design led projects we also offer photo realistic images of the project for your complete peace of mind.
We feel that our upfront efforts in planning and design are unsurpassed in the industry and is one of the key reasons our projects run smoothly, on time and to budget.
You will have a dedicated project manager assigned to guide you through the logistics, planning and installation phases of your project.
Our objective is to deliver the most innovative solution, safely, on time and at the right price.
We achieve this through our simply staged design processes based on excellent communication with you, suppliers and building control. This helps us establish a detailed specification, logistical plan and schedule that works for all parties.
Our project skills also allow us to negotiate landlord, building regulation and planning approvals.
The health and safety of your staff, and the Spaceway workers are of the highest importance and are considered during all aspects of the project planning process.
Before project implementation a thorough Health and Safety review is always undertaken incorporating method statements, COSHE analysis and application of our own in-house health and safety protocols.
We are committed to compliance with all relevant current health and safety legislation and work with expert independent advisors to achieve this aim.
We are a safety-conscious company, projects are undertaken with care and attention by trained, skilled staff, and all work conforms to the relevant British Standards.
Sometimes Building Regulations are needed.
If that’s the case, then we will consult on your behalf with our Approved Inspectors who are licensed by the Construction Industry Council to operate on commercial projects throughout the country.
The initial consultation review is free and after this all you will pay are the statutory fees associated with your project.
Our project managers and site coordinators are all fully conversant with Construction Design and Management (CDM 2015) Regulations.
They will administrate this in full for you, saving you additional effort and costs in employing outside consultants.
When it comes to the planning and implementation of project work, we will provide you a clear and concise schedule of works.
From conception to completion, we’ll work with you to ensure minimal disruption to your operations whilst work is underway.
All of us are becoming increasingly conscious of the need for energy efficiency.
Apart from advising on the latest requirements of Part L Building Regulations – Energy Conservation , we’ll also provide recommendation on systems such as:
LED lighting
Zonal lighting control
Air conditioning
Ventilation
Insulation
All these items when designed and specified correctly can provide real energy savings and reductions in the running costs of your building.

These are all considered during the design including consultation with fire officer, building control and health & safety consultants where required.

As you’d expect we also have all necessary insurances in place including Professional Indemnity Insurance to £5m.
Finally we also take a proactive approach to making sure our processes and paperwork remain in good health and demonstrate this by obtaining ISO 9001 certification for the last 20 years.
Providing the correct light levels, ventilation, heating and cooling are paramount if you want your new factory mezzanine floor production area to maximise its production capacity, the solution can be as simple as installing additional windows or a roof fan to simply circulated air, whatever your specific requirement is you can be sure that Spaceway will find the solution.
More recently energy efficiency of lighting has become an issue with this type of project as businesses try to streamline energy bills and reduce maintenance costs. Spaceway have recently fitted some extensive LED lighting installations which have helped their customers to make these savings.

Accessibility
Access for goods to the factory mezzanine first floor can be provided by a simple pallet safety gate for your forklift truck to lift pallets to the first floor or automated conveyors and goods lift, whatever the materials or product you want to shift between floors there is a solution to meet your budget.
The mezzanine staircase design for fire escape and access can be specified as either a standard part ‘K’ design staircase or if required as a Part’M’ Building Regulations staircase so to meet the Disability Discrimination Act (DDA) regulations.
