About the project
When London-based Jumbogate realised its existing premises had finally become too small to operate in efficiently, the company set about finding the perfect new premises to set its fast-growing business up for the future ahead.
Once the new 40,000sq.ft industrial building with 8m eave height in Harrow was found and purchased, Jumbogate just needed some help to realise the full potential of the building. Spaceway was recommended to Jumbogate’s owners as a warehouse and office interior fit out specialist, and welcomed the call to assist. Spaceway arranged a meeting to discuss and agree Jumbogate’s specific requirements, and provided an interior fit out solution that would be fitted on time and to budget.
Project details
After a few weeks of site surveys, drawings, fine tuning the designs and getting building regulations approvals in place, the project contract was agreed, signed and dates for work to commence were put in place. Spaceway was to act as main contractor and project manage the build from start to finish, including CDM health and safety procedures, and gaining all the required building regulations and planning approvals on behalf of Jumbogate.
The building had been empty and unloved for many years, and needed a complete strip out and thorough clean. This was carried out while the new build materials were put on order.
Once the building was ready for new work to commence, a 20,000sq.ft mezzanine floor extension was fitted to nearly double the existing floor space of the building. The warehouse fit out project was for the entire refurbishment of a 40,000sq.ft warehouse and offices, and with new construction work taking 16 weeks, the project required full-time site management and supervision under Construction (Design and Management) regulations 2007 (CDM), part of the premium services package that Spaceway offers.
The site set up included welfare facilities, a first aid room and site offices for Spaceway’s on site management team to control the works. Waste facilities, materials storage, safe plant storage and charge up area were established, as well as safe routes sign posted and marked out for pedestrian site access.
Over 500m of new steel partitioning was fitted to form production spaces and offices, along with completely new wall linings and insulation of walls and ceilings to keep heating and cooling costs down.
Spaceway specified ECO-Tile flooring for all of the production and storage areas, which negated the need for extensive floor preparation as it could loosely lie on the poor quality concrete floors with some minor leveling works. The flooring was a great success as not only was it easy to maintain and made from recycled materials, but it is also extremely hard wearing and would withstand heavy fork lift truck use without being damaged.
Air conditioning with heating was fitted to both ground and first floors, with extensive ducting fitted in voids to maximise efficiency and space. Lighting throughout was controlled by movement detectors so would only switch on in occupied areas, keeping running costs down.
A new L1 category fire alarm and smoke detection were fitted to building control requirements along with automatic emergency and exit lighting systems.
The production and storage areas were fitted with new workbenches, high density racking and shelving, along with two large fridge units where the products stored required temperature control.
Once the warehouse and production facilities were completed and handed over, the existing offices were completely refurbished and a high security powered sliding gate was fitted.
